What we do
Habitat Loans publishes plain-English guides to secured loans, homeowner loans and second charge mortgages, alongside a calculator that illustrates monthly costs. When you are ready to explore borrowing, we take a short enquiry and pass it to Loans Warehouse, whose advisers assess your circumstances, compare products from their panel of lenders and handle the application with you.
The guides are written from published sources, including FCA rules and guidance, MoneyHelper and lender criteria, and each one lists its references with the date they were checked. They are general information, not advice about your situation.
What we do not do
- Give mortgage or financial advice. Advice comes from Loans Warehouse, which is authorised and regulated by the Financial Conduct Authority.
- Make lending decisions or set rates and fees. Those are decided by the lender and explained to you by your adviser.
- Charge you a fee for the introduction.
- Hold or service your loan. Your agreement is with the lender, and your ongoing contact is with Loans Warehouse and the lender.
How an introduction works
- You tell us about your property, your existing mortgage and what you want to borrow through the enquiry on this website.
- We pass those details to Loans Warehouse. Its privacy notice applies from that point alongside ours.
- A Loans Warehouse adviser contacts you, checks eligibility and recommends a product, explaining the rate, the fees and the risks.
- If you proceed, the application, valuation and legal work are completed with Loans Warehouse and the lender.
You can stop at any stage. Nothing on this website commits you to borrowing.
How we are paid
Habitat Loans is paid by Loans Warehouse for introductions. Loans Warehouse explains its own fees, and how it is paid, before you proceed.
